Multifamily
Mr. Villar Martin's experience in Multifamily Construction has included Concrete, Wood Framed, and Adaptive Reuse Structures. While Mr. Villar Martin primarily served as an Area Superintendent, he was often tasked with assisting in contract scope reviews and Quality Control/Quality Assurance management. These tasks involved identifying work yet to be awarded, outlining cost, and forecasting material lead times, as well as managing and taking action on all reports documenting project deficiencies noted by ownership or third-party representation.
As an area superintendent Mr. Villar Martin was directly responsible for the execution and turnover of all units, amenities, and back of house spaces on multiple projects., in addition to being the primary point of contact for Ownership, Owner's Representatives, and Building Management for all matters pertaining to punch list and building turnover. Mr. Villar Martin often liaised directly with Architects and Inspectors to ensure that all non-compliance, non-conformance items, and constructability concerns were properly addressed. The sites for these projects were often situated around university campuses or existing neighborhoods which provided logistical constraints that are non-factors in less developed neighborhoods. Even with these constraints Mr. Villar Martin has been a part of teams that have turned over more than 250+ units on-time and on-budget.
Mixed Use
Mr. Villar Martin has worked as an Area Superintendent on multiple 300+ unit Mixed-Use projects. He has taken lead for a variety of trades and activities including concrete close-out, steel erection, exterior penthouse (including building envelope, pool, exterior amenity space, and specialty construction), green roof assemblies, mechanical equipment yards, and façade work, which included framing, air barrier, brick, curtainwall, storefront, and metal panel. He has also worked with specialty assemblies such as Quest Window Systems and Nanawall Doors. Mr. Villar Martin's role required him to track all change order work, draft and distribute RFI's, lead weekly meetings, review submittals and open items, and communicating schedule objectives to various subcontractors
Power Plant
Mr. Villar Martin worked as a field engineer at the Homer City Power Plant . This $550M project entailed installing two (2) Novel Integrated Desulfurization modules (NIDs), more commonly known as scrubbers. He worked closely with the Boilermaker Union, monitoring the progress of steel erection, welding, and corresponding quality control measures. This project required Mr. Villar Martin track the productivity of five (5) crews by comparing the weekly manhours per unit of completed work (i.e.: SF, LF, Lbs) to the original estimate for each activity and identify where activities could be streamlined. As a particular scope of work was completed Mr. Villar Martin was responsible for scheduling inspections and the execution and submission of all close out related documentation. Once complete, he would submit the entirety of the work package to the Quality Assurance team and officially close out that scope of work in both the budget and schedule.
Chemical Plant
At Potash's Lima Ohio Ammonia & Urea Chemical Plant Mr. Villar Martin was responsible for all concrete foundations and structures. He prepared all concrete take-offs and estimates and was responsible for the corresponding quality control documentation. Mr. Villar Martin began work on this project approximately one (1) month before construction began, which afforded him the opportunity to assist in the preconstruction process, including the compilation of work packages, outlining the scope of work, development of claim matrices, planning manpower allocation, and creating schedules for carpentry, concrete, and labor work on the project. Mr. Villar Martin was also responsible for RFI's and Change Orders pertaining to concrete work. He would draft and distribute documentation to the owner notifying them of any changes due to unforeseen site conditions and track all costs accordingly.
Rapid Transit
Mr. Villar Martin was brought on to work on Boston's Green Line Extension (GLX) Project as a Field Engineer to assist the Sitework and Excavation Team. Mr. Villar Martin was tasked with overseeing the excavation and soils testing process in accordance with the project specifications. He was involved with preconstruction activities assisting in the preparation designation of the budget to the appropriate WBS line items.
